Description:
Prime Real estate for sale, land for commercial and residential development. This land was given by the US Government to my ancestor Samual Baily for serving as a soldier in the American Revolution and has been in my family ever since. There are two tracts of land for sale: tract A is comprised of site (1 and 2) and tract B. Tract A or site (1 and 2) is really one piece of commercial property split by railroad tracks. Tract B comprised of (class A) residential property that has not been harvested to our knowledge; there are trees that are hundreds of years old on this land. There are huge pine, oak, beach, white birch, fir and hemlock trees on both tracts of land as we have never given in and sold stumpage to harvesters. Site 1 on tract A is nineteen acres and has one thousand twenty plus feet of frontage on the best small mouth fishery east of the Mississippi, the Penobscot River as quoted by Field and Stream and Outdoor life Magazines. My son has bow hunted on these sites for five years and arrowed five deer for a 100 % success rate, this is due in part to the protection afforded by the school district and residences. There are no firearm ordinances in Lincoln however we posted the land ourselves for safety sake. There is a large uninhabited Island called Mattanawcook that is owned by the Penobscot Indian tribe in the middle of the river directly across from tract A (site 1 and 2). We call tract A which again is site (1 and 2) the farm as it is all grown up fields full of oak, apple and cherry trees. Deer bear and moose swim across the river from the island regularly to feed on the vegetation this lush land offers. There are three other wooded access points these animals enter the site from. A herd of 16 deer have been crossing route two from tract B to tract A weekly as there is a winter yard nearby. There is a high elevation pond and a seasonal creek on site 1 of tract A (the plot bordering the river). Site 2 of tract A is fifteen acres and has one thousand and fifteen feet of frontage on rout 2 just waiting for development as this is also prime commercial land, the town sewer and water lines run beside the RR tracks which splits sites (1 and 2) of tract A. Tract B is comprised of 27 acres and is large enough to develop about that many class A house lots minus the area for a street with a cul-de-sac at the end. Town water and sewer run the full length of tract B also which is fourteen hundred feet long and eight hundred feet wide which once again is class A residential land which borders Ella Burr Elementary School. Right next to Ella Burr Elementary is Mattanawcook Academy high school one of the best High schools in the country for a student to attend. By Lincolns codes as long as your lots are one acre or more in size it is not required of developers to provide town water or sewer to their developments. Just tract B alone with 27 house lots selling at 45,000 per acre would yeald a Million two hundred and fifteen thousand dollars. Lincoln Paper and Tissue mill has just expanded, by spending 30 million dollars to install tissue machines. Lincoln is expanding at a fast rate and is slated to have a new Super Wal Mart soon. For those who are unfamiliar with Lincoln Main its a small town with a population of about 5000, its schools are rated as some of the best in the USA for quality of education. The town has fully funded Police and Fire Departments. Lincoln is known as the Land of 14 lakes. The famous Cold Stream (Salmon and Touge) lake is only 10 minuets away in Enfield. Lincoln is centrally positioned in Maine allowing fast access to Baxter Park including Mt. Katadin which is to the north, a one hour drive. The coastal region is to the east, it is about an hour and a half drive to Bar Harbor. Bangor one of Maines larger cities is to the south and offers an international airport as well as all the major chain stores, which is a 40 minute drive down interstate 95. Lincoln has its own hospital, airport, Wal Mart, Subway, McDonalds, 1st class golf course named Jato etc___ Not far away is Mt. Jefferson Ski Resort which is 12 miles away in the town of Lee.
