Type: Private Land
Location: Banjo Ridge
Butler,Tennessee  27640
Price: $454,000 - US Dollars

Description:
Beat the High Cost of Living in Florida and the Northeast!!!

Want a reasonable property tax rate? Does $2.03 on 25% of assessed value fit that description? That makes the annual tax bill under $1,000 for a $195,000 home! Add to that a homeowner's insurance policy of a few hundred dollars (ours is only $450/year on a home for sale at $285,000) and you have low cost living! Put all that together with four seasons, all mild, and you have the mid-South of Tennessee. Oh, did I mention that there is no state income tax in Tennessee? I should have!

A Ready-to-go project in Eastern Tennessee!

This is an offer to sell 13 building lots near Watauga Lake in Eastern Tennessee. Watauga is a TVA headwater lake; 16 miles long, over 300' deep, and 80% of its 110 miles of shoreline is in Cherokee National Forest and will remain undeveloped! One of America's gems, it is just now being 'discovered'. Whether it is a place for retirement, vacations, a recreation base, or for rental, homes built here are sure to appreciate!

Location, location, location!

Are you looking for a prime location? Tennessee cities like Kingsport, Mountain City, Johnson City, and Elizabethton and North Carolina's Boone and Blowing Rock are all within an easy hour's drive. Central to the mid-Atlantic and much of the Southeast, the Watauga Lake area makes an ideal location for those three and four day weekends, and for 'big city' renters who want to get away from it all for a while. For those who want four seasons, this is the place! A few annual mild snows can create a Winter fairyland. Enough rain to keep the countryside lush in the Summer. Beautiful color in the Fall and Spring. Tree shade precludes the need for much air conditioning, and a fire in the fire place is often enough for those cool evenings. The best of all four seasons!

Ready to go!

The lots are in a 41 lot subdivision and range from 1.13 acres up to 1.79 acres, averaging over 1.45 acres. The lots are all within two miles of the Lake. The lots are distributed throughout Banjo Ridge, a gated subdivision. Other lots in the subdivision have four log homes of three to five bedrooms already built (see pictures), two are under construction, and one more lot is cleared and ready to build.

Some limited restrictive covenants protect buyers. For example, there is a 1,400 sq.ft. minimum in Banjo Ridge. Lofts, fireplaces, and great rooms are favored, and the buried water lines and utilities are both practical and aesthetically pleasing.

SPECIAL NOTE: Developers/builders - TN requires only two inspections, electrical (including HVAC) and septic. Unlike a lot of other states!

How ready is the project? Five project lots have recently been surveyed with corners staked. Septic permits for three lots have been issued. Eleven lots have buried utilities and community well water. Seven lots are on paved interior road, four are on an improved gravel road. It's ready!

Lots to do!

You'll find satisfying your clients' interests easy with:
- Boating: sailing (see picture), pontooning, canoeing, kayaking, jet skiing, and rafting;
- Fishing: bass, catfish, pike, and trout;
- Swimming and water skiing;
- Snow skiing at Appalachian and Beech Mountain;
- Hiking, nature walks, and exploring historical sites;
- Festivals, art shows, great photographic settings, and natural scenic beauty; and
- Reading, painting, writing poetry or a book, and quiet meditation.

All within a short walk or a few miles drive! And, the Bristol NASCAR track is less than an hour away and others not much farther away.

Kids of all ages will love nearby Tweetsie Railroad, the Mystery House, Grandfather Mountain's swinging bridge, and the Doc Watson Festival. Elizabethton's Covered Bridge Festival, car shows (see picture), and Spring floral beauty are to be experienced. Historical sites are begging to be explored! Lots of fun comes along with the peaceful surroundings and water activities.

Amenities and access!

From convenience store to white tablecloth restaurant, from bait and tackle to fuel and maps, from a local Post Office to internet service, its all here. Nearby marinas (see picture) have space for everything from sailboats to jet skis. Pontooning is a very popular way to please everyone in a group at one time. Some can swim, others can read, or fish, or just soak up that necessary Vitamin D.

Nearby Appalachian and Beech Mountain ski resorts provide both downhill and cross-country skiing, making this a destination of choice in the Winter, too. A private airport is just 15 miles away in Mountain City, and seaplanes have been known to land on the Lake (utility wires are marked accordingly). If you can't find what you need, just ask. The folks are friendly and more than willing to offer advice and a helping hand.

Seven marinas (see picture) serve the boaters on the Lake, which is less than 2 miles from the properties. Bass, catfish, and even pike are there for the catching, with trout in the nearby feeder streams (see picture). Pontooning, water and snow skiing at nearby Beech Mountain, sailing, jet skiing, canoeing and kayaking, backpacking and hiking, and, of course, swimming in sparkling clean water.

This opportunity won't last - jump on it!
