The 14.5 acre tract that is offered is a flat piece of crop land, ready for development, lying within the ETJ (Extraterritorial Jurisdiction) of the Dallas suburban town of Melissa, Texas, north of Dallas and just north of Mckinney. Melissa is on U.S. Hwy. 75, the Central Expressway corridor into Plano and north Dallas, where numerous national corporate headquarters facilities are located. This explosive growth area contains the suburban towns and cities of Plano, Frisco, McKinney, Allen, and, of course, Melissa (some of the fastest growing boom towns in the country). Collin County, home of many of these suburbs, including Melissa, is among the top 10 fastest growing counties in the nation and is expected to be among the top five areas for job creation. Melissa is expected to increase ten-fold in population in the next few years.

The largest development, adjacent to the investment property, is a planned community from the south edge of the 14.5 acre tract to Hwy 121. It consists of the present and continuing development of 1,300 single-family residences, numerous parks and walking trails, a sports and recreation center, an on-site elementary school and almost 70 acres of retail and commercial space on Hwy 121. A new junior high school and a new high school will be built nearby. Development of this property will be on-going for two or more years as planned construction moves toward the south property line of the 14.5 acre tract.

A second development, by a national developer, begins about 200 yards from the 14.5 acre tract and extends eastward to a narrow county road that will become a divided thoroughfare serving two of the new developments. This second development will include scenic areas along a beautiful rocky creek and, although there is considerable construction activity, development is still in the early stages. As with the first development, this one too will have a continuing effect on appreciation of the 14.5 acre tract as construction progresses closer to the property line.

A third development, to the north and northeast of the 14.5 acre tract, extends to within about 500 yards of the north boundary of the property. Negotiations have been underway for this developer to purchase the remaining parcel that lies between that development and the north property line of the 14.5 acre tract.

So, if this is such a good investment, why sell it? A fair question...an easy answer: I am ready to retire and I need the liquidity for other things.
